What we help you plan

One coordinated approach. Three essential parts.

Instead of navigating ownership, rentals and future expenses alone, work with one point of contact who helps organize the moving pieces.

01 / OWNERSHIP

Family Trust Coordination

We review your ownership information and help coordinate with independent estate-planning professionals to explore whether your timeshare can be held or transferred through an appropriate family trust.

Trust creation and legal advice are provided by qualified independent professionals.

02 / INCOME

Permitted Rental Coordination

We help evaluate unused vacation time, applicable resort rental rules, reservation options and potential rental-management arrangements. Family vacation priorities remain central to the plan.

Rental eligibility, demand and income vary by ownership and resort.

03 / RESERVE

Maintenance-Fee Funding Plan

We help design a plan for directing available net rental proceeds to a separately controlled account that can be used for maintenance fees and a longer-term reserve.

Funds remain under the control of the authorized owner, trustee or qualified account provider.

Our start-to-finish guidance

How we guide you through the process

We believe you should always know what happens next, who is responsible, and what decisions are yours to make.

STEP 1
Personal discovery call

We learn about your resort, ownership type, annual fees, family goals and how you currently use your vacations. We explain the service, potential costs and whether further review makes sense.

STEP 2
Ownership and feasibility review

We examine available ownership documents, transfer requirements, resort restrictions and rental possibilities. We identify practical obstacles before recommending a path forward.

STEP 3
Customized legacy roadmap

You receive a proposed action plan outlining family-use priorities, trust coordination, permitted rental opportunities, projected expenses, reserve goals and responsibilities.

STEP 4
Professional trust coordination

If appropriate, we help you connect with qualified estate-planning professionals and coordinate the administrative steps needed for an eligible ownership transfer. Your attorney determines the legal structure.

STEP 5
Rental and reserve setup

We help coordinate permitted rental arrangements and a separately administered account or reserve strategy. Any distribution rules, fees and account authority are documented and reviewed.

STEP 6
Ongoing family support

We remain a point of contact for annual reviews, reservation planning, fee reminders, rental coordination and updates as your family's needs or resort rules change.

The outcome we're working toward

A clearer path for the next generation

For today's owner

A documented succession plan, clearer expectations about future expenses, a strategy for eligible unused vacation time, and an experienced point of contact to help coordinate the process.

For your family

A clearer understanding of vacation-use rights, trust instructions where applicable, available reserves, annual ownership obligations and what to do when circumstances change.

Our objective is to reduce uncertainty and help offset future costs—not to promise that heirs will never incur expenses. Maintenance fees can rise, rental proceeds can fall, and beneficiaries may need a contingency or exit plan.

What makes our guidance different?

Timeshare Legacy is designed around ongoing relationships, not a single transaction.

A dedicated point of contact

We help keep the process organized, explain next steps and coordinate among the people involved.

Family-first planning

We start with your vacation priorities and long-term wishes, not just a rental-income projection.

Transparent expectations

We discuss restrictions, fees, income uncertainty and alternative plans before you make commitments.

Frequently asked questions

Can every timeshare be placed in a trust?

No. Transfer rules depend on the ownership documents, resort or club, lender requirements and applicable law. A qualified attorney should determine the appropriate legal approach.

Will rental income cover all maintenance fees?

Not necessarily. Rentals may be restricted, unavailable or insufficient. We help evaluate realistic scenarios and reserve targets, but no rental-income or fee-coverage outcome is guaranteed.

Who owns and controls the maintenance-fee reserve?

The appropriate owner, trustee or authorized financial-account provider—not Timeshare Legacy by default. The structure and payment authority must be documented before funds are collected or distributed.

Can my children still use the timeshare?

That depends on resort rules, reservation availability, ownership rights and any trust provisions. Family-use priorities are part of the planning discussion.

What happens if the fund cannot pay future fees?

We recommend considering a contingency plan, including additional contributions, adjusting vacation usage or exploring permitted transfer or exit options. A trust does not erase contractual obligations.

Do you provide legal, tax or investment advice?

No. We provide timeshare-related guidance and administrative coordination. Legal, tax, trust and regulated financial services must be provided by appropriately qualified independent professionals.
